Tantiem

Tantiem is a French fractional property platform, founded in 2022 under the name Fraction and based in Paris. From 100 euros per project, investors subscribe to registered bonds of 100 euros each whose return is based on the net rent of one identified property. Bondholders do not become owners of the building: the platform's own FAQ states that investors are not the legal owners of the asset and hold a financial claim on the rent and on any gain when it is sold. The properties are shops, flats, coliving, hotel and healthcare assets in French cities, and rent is paid monthly into the investor's wallet. It is a long commitment. The platform's own pages put the horizon at somewhere between five and ten years, it says only that it will try to offer a buyback after two years of holding and then with a 5% early exit fee, and the terms of use state that the site offers no secondary market for reselling its securities. There is no auto-invest. The AMF authorised Tantiem as a crowdfunding service provider on 29 October 2025 under number FP-2025-03, for placing crowdfunding securities without firm commitment and receiving and transmitting client orders, with no passport, so France only.
