La Première Brique is a French real estate crowdfunding platform founded in 2019 and based in Lyon. Investors lend to property developers from 1 euro per project and pay no platform fees on the lending product; La Première Brique is paid by the borrower instead. The AMF (Autorité des Marchés Financiers) authorised it as a crowdfunding service provider (PSFP/ECSP) on 28 September 2023 under licence FP-2023-15, valid for France only. Loans are secured by mortgages, pledges or first-demand guarantees rather than a buyback guarantee, and there is no secondary market. A newer rental property product invests through dedicated vehicles and does charge management fees.
