Bricks
Bricks is a French real estate crowdfunding platform founded in 2020 and headquartered in Montpellier. One Brick is a bond of 10 EUR and 10 EUR is the minimum: interest is paid into the wallet on the 8th of each month and the capital is repaid at the end of the project's term. The bonds are issued by the company behind each project, so an investor is a creditor of that company and never an owner of the property, and the security is the one named in the individual offer, which may be a mortgage, a security trust or a guarantee from the project owner. Some projects are financed with a participatory loan instead, for issuers that cannot issue bonds. The AMF authorised Bricks on 30 June 2023 as a crowdfunding service provider under number FP-2023-8, for placing securities without firm commitment and for receiving and transmitting orders, and the licence is passported into every other EU member state. Investors pay no entry or management fee. Properties financed before July 2023 ran on an earlier royalties model and are now being sold ahead of their original ten-year term; the secondary market that served them is closed to anyone who invested after October 2022, and today's bonds run to maturity.
